Heavy Rain and Wind to Come Through Maryland - Roofing and Siding Damage Likely - January 9, 2024

Severe storms are expected to come though the District, Maryland and Virginia - especially Maryland - carrying potentially damaging and dangerous levels of rain and wind. Several DMV Counties took precautious measures, with Maryland Counties that include Anne Arundel, Calvert, Cecil, Charles, Harford, Howard, Montgomery and Worcester Counties all dismissing classes early, while several other DMV Counties, including Baltimore County, canceling all after-school activities. 

A Stronger-than-Normal Storm

This isn't just the run-of-the-mill storm, either. From CBS News:

"Confidence continues to be high for a widespread, high-impact weather event today into tonight across the state of Maryland. This is the same storm system that will paralyze parts of the Midwest and Plains with blizzard conditions, deliver severe to potentially destructive thunderstorms and tornadoes to the south and southeast, and bring flooding downpours and damaging winds to much of the East Coast." 

An "exceptionally and unusually strong" low pressure system is expected to cause as much as 4 inches of rain to fall over the next several hours across the DMV and specifically almost all of Maryland. A large portion of that rain could come within a relatively small window of about 6 hours in the evening hours of Today, Tuesday, January 9, 2024. But the rain is expected to last through the night, and into early Wednesday for most Maryland locations.

Obviously, with this much rain within that short of a timespan, flooding is to be expected. Driving conditions will be dangerous due to the flooding of streets, but also with blinding downpours that will affect visibility. And with the potential flooding of local rivers and streams, the flooding of certain properties is likely as well.

High Winds Likely

Severe wind is expected as well. According to CBS News Gusts of between 45 and 65 mph are expected. The higher wind speeds of 65 to 70 mph are more likely to occur closer to the Maryland shore. From X:

Potential For Storm Damage

There is a substantial chance of tree damage, and power outages. There will likely be a tremendous amount of exterior damages done to both residential and commercial properties. Both roofing and exterior cladding (like aluminum or vinyl siding) can get damaged from high winds by becoming detached from the main housing structure. Depending on the age of the house, the underlayment currently installed under the roofing or siding of a given property my not be up to the task of protecting the building from water damage with parts of the roofing or siding missing. 

What if My House Gets Damaged?

Wind damage is generally covered under most homeowners insurance policies. Depending on the extent of the damages and the language of your homeowners insurance policy, the damage sustained to your house may warrant complete roofing or complete siding replacement. If your existing materials that have been damaged have been discontinued, your policy's matching language may dictate what your insurance provider will cover. 

What Will My Homeowners Policy Cover?

Some policies state that the provider only owes for "direct physical damage," no matter any potential matching issue. Other language is more vague. More recently, at least a few insurance policies offer a special "roofing and siding matching" rider that states that complete replacement will take place (often up to a certain amount, like $10,000 or $20,000) if the damaged roofing or siding materials have been discontinued and/or cannot be reasonably matched. Erie, Travelers, and All State are all companies that offer this add-on. 

Does My Policy Offer Matching?

Unfortunately, many homeowners are relatively ignorant of their particular policies, and they often find out the hard way that only a portion of their roofing or siding will be covered in the event of wind or hail damage, or other type of insurance-covered exterior damages. These matching riders are generally very inexpensive, and are often well worth it, especially for homeowners with known discontinued roofing shingles or siding. While many types of roofing and siding installed on homes throughout Maryland are still widely in production, there are still plenty of homes where this isn't the case. Homeowners with aluminum siding, especially non-white aluminum, have a good chance of not being able to match their current siding. 

This is a good time to call your insurance agent or call directly to your insurance provider and ask about a "roofing and siding matching" rider. You should know that, unfortunately, many agents aren't familiar with all that may be offered, and may not even know about such a rider, despite it being available to purchase. The agent may explain that damages to roofing and siding are indeed covered, but general coverage is not the same as a matching rider. If your roofing and/or siding is 20 years old or older, the roofing and siding matching rider is definitely something to consider.

If your current provider does not offer this type of matching add-on, you may want to switch to a provider that does. As stated, Erie, Travelers and All State all offer this type of matching rider. State Farm also tends to match when it comes to siding (though not roofing) if the current siding has been discontinued and there is no reasonable match. However, it is Erie that seems to have the best roofing and siding matching add-on. This is because if the current building material has been discontinued, they will cover the undamaged portions, regardless of whether or not a "similar match" is available. With other such riders, if a similar match is available, the provider will still only pay for the directly damaged slopes, sides or elevations of your roofing or siding. This often leads to contentious debates about what constitutes a "similar match," which of course will always come down to a subjective opinion.

Whether or not a roofing or siding product has been discontinued, however, is not subjective. Itel is a lab that practically all homeowners insurers use to provide the specifications of a given damaged roofing or siding building product, along with its availability and even where it (or the "similar match") can be purchased, if anywhere. But, again, with Erie's matching rider, as long as the product has been discontinued, the entirely of the roofing and/or siding would be covered, assuming the damage is generally covered under the policy. 

Hire an Experienced Exterior Replacement Contractor

Though most modern roofing and siding systems are rated for much higher winds, these ratings depend on proper installation in non-real-world conditions. Of course, we all hope not to have to deal with damage of any kind to our homes, but when it does happen, it's important that you act swiftly to get the repairs completed timely and properly to prevent further damage and to get your house back to its previous condition. 

It is recommended that you work with a knowledgeable exterior contractor from the beginning. This can and does make a tremendous difference in the claims process in ensuring that you get treated fairly and that you get what you are entitled to. And beyond the claims process, it is important that you get the repairs done properly, timely, and that your contractor is familiar with navigating the insurance invoicing and supplementation process.

Did you know that vinyl siding is NOT supposed to be installed tightly. That's right! There is supposed to be about 1/32 of an inch between the nail-head and the siding panel. This way, the siding is allowed to move up to 1/2 of an inch in either direction due to expansion and contraction. When installed improperly, you get bubbles, waviness and other problems and issues. The Vinyl Siding Institute, or VSI, is the trade association for vinyl siding. They set a standard of how vinyl siding is supposed to be installed. 3 Reasons Why You Should Get Insulated Vinyl Siding (Foam-Backed Siding)





1. It pays now. Foam insulated siding, also referred to as foam-backed siding, is siding (usually vinyl) that actually has a layer of foam permanently attached to the back of it. This siding, as you probably can guess, is extremely energy efficient. While typical foam insulation, installed separately from the actual siding, can certainly help with a home's energy efficiency, foam-backed siding is better because it helps against what is called thermal bridging. This is when energy is lost from or through a home via the wood studs within the wall structure. Foam-backed siding helps to prevent this bridging. This may not seem like a big deal, but when you consider that wood studs can comprise about 25% of a home's wall surface, thermal bridging occurring is like having an entire wall without insulation. So, you can just imagine how much energy is lost with no insulation at all and how much you could save by having this siding installed on your home. Most insulated siding contains an R-value of between 2.0 and 3.5. (source: Vinyl Siding Institute, VinylSiding.org)

2.  It's straight. One common complaint about vinyl siding is that it can look crooked or wavy in certain sight lines. This is because vinyl siding, while thicker than previous versions of itself, still will tend to follow the sheathing that it is attached to. In other words, it only has so much of its own rigidity. So, unless the sheathing of a house structure is perfect (and most is far from it), the siding will usually appear at least slightly wavy at certain angles. The thicker the siding, the better because the thicker it is, the more it "holds its own line." So, having foam attached to the siding offers that much more strength to the siding and allows it to hold its lines and appear straighter from more angles. So, if you are considering vinyl siding, but don't like how it sometimes seems wavy, insulated vinyl might be the choice for you.

3. It pays later. In general, getting new siding is seen as a good investment. That is, you tend to get a relatively high percentage back from your investment when you sell your house. According to the National Association of Realtors' annual Cost Vs Value Report, standard vinyl siding replacement boasts an average of a 95.5% return on investment. However, the number one ranked home improvement within the report was upscale siding, where the average rate of return is listed as 103.6%. To compare, window replacement is listed at 89.6% while roofing replacement is listed at a 84.7% return. So, overall getting new siding is a great investment and getting the best siding is the best investment.

Best Roofer in Bel Air, MD (Harford County)

Lancaster, PA: Most Bank For Your Buck- Roofing Siding or Windows?

According to the 2014 Cost Vs. Value Report by Remodeling, out of what many consider to be "the big three" of exterior remodeling (roofing, siding and window replacement), there is no clear winner in the race of ROI. This information is specific to Lancaster, PA.

The report lists all major home improvements in two subcategories- midrange and upscale. Within the midrange category, vinyl siding replacement will net you a 47% return on your investment. Window replacement comes in at 52% for vinyl and 53% for wood and midrange roof replacement has a listed ROI of 49%.

Within the upscale section, the story is much the same. Upscale siding, which includes fiber cement and foam-backed vinyl, have a listed ROI of 47% and 48% respectively. Upscale vinyl window replacement will net you a 54% return, compared to 50% for wood. Lastly, upscale roofing has an ROI of 39% for Lancaster.

It should be noted that the ROIs listed for Lancaster, PA are much lower across the board when compared to the average of the mid-Atlantic region. See the full report and mid-Atlantic/Lancaster comparison here.

The report, as with all reports of this nature should be taken with a grain of salt. The listed prices and percentages are averages and do not necessarily apply to every particular home or situation. As stated within the report, "The Cost vs. Value Report provides an accurate snapshot of the national housing market, but it cannot be applied accurately to an individual remodeling project for a particular home at a particular address." (Subjective Value)

Most of the percentages within the mid-Atlantic region seem to coincide with similar reports we've seen in years past on national level. If any numbers seemed surprising to us, it would be that of foam-backed vinyl only having an ROI of 69%. We've seen other reports listing this upscale siding home improvement with a return of nearly 80%. The 47% ROI for Lancaster seems extremely low.

It is our opinion that the numbers listed for the whole mid-Atlantic region are likely more accurate than those listed for Lancaster specifically.

So, what's listed as the home improvement with the most "bang for your buck?" For Lancaster, the answer is garage doors, listed as having a whopping 103% return in the midrange home improvement category. For upscale home improvements, vinyl replacement windows leads the pack for Lancaster at 54%.

What Is a Square of Siding or a Square of Roofing?

Many homeowners may wonder what a square of siding or roofing is. When in the market for new siding or roofing, you may hear your quantity of materials or surface area referred to in units of squares. And so the question becomes, just how much is a square?

The answer is simple. One square equals 100 square feet (1 SQ = 100 SF).

So, if your house requires 2500 square feet of siding, you would need to order 25 squares. You
should know that most siding is stocked in 2-square boxes and sometimes must be ordered in increments of 2 squares (200 SF). However, with most vinyl siding, it can be ordered in one square increments or even by the piece. There are 8 pieces per square for most standard types of vinyl siding.

Asphalt roofing is stocked and ordered by the bundle and there are three bundles per square. So, if you need 20 squares of shingles for your roof, 60 bundles will be ordered.

Ok, here's a quiz for you:

Q: You need 1833 square feet of roofing shingles. How many bundles would this require?

A: 55 bundles. (1833 SF = 18.33 SQ; 18 SQ = 54 bundles, .33 SQ = 1 bundles; 54 bundles + 1 bundle =55 bundles)

If you are ordering you own roofing material, you should always remember to account for the waste factor. With roofing, you want to add at least 10% for waste. Most roofs will require 15%. The more "cut up" the roofing surface is, the greater the waste factor will be.

A good rule for ordering siding is to simply take measurements without taking out any openings. This not only makes it easier to tabulate the total square footage, but it allows you not to have to add more for waste. So, measure your siding surfaces without worrying about subtracting for windows or doors and this square footage will usually tell you what how much you need to order. You should, however, subtract for very large openings like garage doors or you will order too much.

Roofing. It's not something most homeowners think too much about. Until you need to enlist the services of a roofing contractor.

Every house has a roof. Eventually, every house will need a new one.

JP Construction specializes in asphalt roofing replacement. In PA, we work primarily in Lancaster, York, Dauphin, Delaware, Chester, Berks, Bucks, Montgomery and Philadelphia Counties.

Getting a new roof isn't always the most exciting thing in the world. It doesn't typically change the total look or feel of your house. A new roof isn't something you'll notice every time you walk in an out of your front door. Unless you have a severely sloped roof, with much of it visible from the ground, your roof is likely an afterthought, something you are subconsciously glad is there, something you take for granted. A roof is... a roof.

But you should know that asphalt roofing has come a long way over the past decade plus. When I first starting in the exterior remodeling industry, a 20 year 3-tab shingle was the norm.  A 25 year shingle was an upgrade. Now, most manufacturers offer a lifetime warranty and most homeowners opt for a dimensional shingle versus a 3-tab.

Dimensional/Architectural Shingles
To be clear, a 3-tab shingle is an asphalt shingle that basically lays flat. It doesn't have any dimension to it. Architectural shingles, also known as dimensional shingles have a three dimensional look to them and are thicker than 3-tab roofs. 3-tab roofs were mainly offered in 20 and 25 year warranty versions. The warranty was simply a correlation to its thickness.

Architectural roofs were mainly offered in 30, 40 and 50 year varieties. Now, as I said before, most
dimensional roofs are considered lifetime shingles and many suppliers don't even stock 3-tab shingles anymore.

When JP Construction performs a roofing replacement project, we always install new drip edge. This helps prevent water from coming in your house along the edges of the roof. Unfortunately, not all houses currently have drip edge.

We also always install ice/water shield. This is a rubber-like membrane that adheres to the roof sheathing and is installed primarily along the edges of the roof, behind/above the gutters. Ice/water shield helps to prevent ice-damming. Ice-damming occurs when snow rests atop a roof over an extended period of time. The snow will melt and then refreeze as the temperatures fluctuate. This expansion and contraction can cause water to seep in under the shingles. Having ice/water shield adds an additional layer of protection against such an occurrence.

Additionally, we usually recommend installing a ridge vent. A ridge vent, as the name suggests, is a vent that runs across almost the entire length of the roof ridge. It is considered one of the best ways to allow heat to escape from attic space so your house functions more efficiently.

Not only is vinyl maintenance free (This means that you never have to paint it.), but it is offered in several different colors and styles. The "newer" vinyl is much better than the fist generations of vinyl in that the colors hold for much longer- most are guaranteed for life- and the thickness of the newer vinyl siding is much more substantial.

If you are a homeowner in the market for new siding, remember that no matter what color or style of siding that you choose, perhaps at least as important of a decision is what to get installed under the new siding. Depending on when your house was built or when the siding was last replaced, what is under your siding may be nothing more than plywood or some other type of basic sheathing.

In other words, there may be no insulation or vapor barrier. If neither insulation nor any vapor barrier are currently present, one of these two should be installed.

A vapor barrier is a paper-like membrane that gets applied directly to the sheathing (usually plywood) of the house's exterior structure, under the new siding. The most famous brand of residential vapor barriers is Tyvek Housewrap, made by DuPont. Vapor barriers are designed to keep out moisture and wind. However, it is NOT an insulator.

Exterior insulation is a foam-like layer that is applied under the new siding. Generally, the thicker the foam, the greater the insulator. Foam insulation is often referred to as fanfold. This is because some brands of foam insulation are stored folded and it unfolds like an accordion for easy installation.

During most siding remodeling projects, it is recommended that you install a foam that won't prop your siding out past your window openings, as this can be aesthetically displeasing. Most foam-board that is installed during siding remodeling projects are between 1/4" and 5/8" thick.

The cost of a vapor barrier (like Tyvek) is close to that of most fanfolds, including installation. So, the question to ask yourself is what your house needs more. If your house is noticeably drafty or of you have moisture concerns, a vapor barrier is probably what you want.

If your house is extremely energy inefficient, foam insulation may be the better choice. If you want vapor/wind protection and an insulator, you could have both installed. Of course, you need to consider the upfront price implications of having both installed, but if you save money in the long run (lower energy bills, no future mold problems), it could be worth it.

If you only want to pay for one, you should probably choose insulation. This is because fanfold has some vapor/moisture barrier qualities (though not always as good as other vapor barriers) AND it is an insulator.
