Heavy Rain and Wind to Come Through Maryland - Roofing and Siding Damage Likely - January 9, 2024

Severe storms are expected to come though the District, Maryland and Virginia - especially Maryland - carrying potentially damaging and dangerous levels of rain and wind. Several DMV Counties took precautious measures, with Maryland Counties that include Anne Arundel, Calvert, Cecil, Charles, Harford, Howard, Montgomery and Worcester Counties all dismissing classes early, while several other DMV Counties, including Baltimore County, canceling all after-school activities. 

A Stronger-than-Normal Storm

This isn't just the run-of-the-mill storm, either. From CBS News:

"Confidence continues to be high for a widespread, high-impact weather event today into tonight across the state of Maryland. This is the same storm system that will paralyze parts of the Midwest and Plains with blizzard conditions, deliver severe to potentially destructive thunderstorms and tornadoes to the south and southeast, and bring flooding downpours and damaging winds to much of the East Coast." 

An "exceptionally and unusually strong" low pressure system is expected to cause as much as 4 inches of rain to fall over the next several hours across the DMV and specifically almost all of Maryland. A large portion of that rain could come within a relatively small window of about 6 hours in the evening hours of Today, Tuesday, January 9, 2024. But the rain is expected to last through the night, and into early Wednesday for most Maryland locations.

Obviously, with this much rain within that short of a timespan, flooding is to be expected. Driving conditions will be dangerous due to the flooding of streets, but also with blinding downpours that will affect visibility. And with the potential flooding of local rivers and streams, the flooding of certain properties is likely as well.

High Winds Likely

Severe wind is expected as well. According to CBS News Gusts of between 45 and 65 mph are expected. The higher wind speeds of 65 to 70 mph are more likely to occur closer to the Maryland shore. From X:

Potential For Storm Damage

There is a substantial chance of tree damage, and power outages. There will likely be a tremendous amount of exterior damages done to both residential and commercial properties. Both roofing and exterior cladding (like aluminum or vinyl siding) can get damaged from high winds by becoming detached from the main housing structure. Depending on the age of the house, the underlayment currently installed under the roofing or siding of a given property my not be up to the task of protecting the building from water damage with parts of the roofing or siding missing. 

What if My House Gets Damaged?

Wind damage is generally covered under most homeowners insurance policies. Depending on the extent of the damages and the language of your homeowners insurance policy, the damage sustained to your house may warrant complete roofing or complete siding replacement. If your existing materials that have been damaged have been discontinued, your policy's matching language may dictate what your insurance provider will cover. 

What Will My Homeowners Policy Cover?

Some policies state that the provider only owes for "direct physical damage," no matter any potential matching issue. Other language is more vague. More recently, at least a few insurance policies offer a special "roofing and siding matching" rider that states that complete replacement will take place (often up to a certain amount, like $10,000 or $20,000) if the damaged roofing or siding materials have been discontinued and/or cannot be reasonably matched. Erie, Travelers, and All State are all companies that offer this add-on. 

Does My Policy Offer Matching?

Unfortunately, many homeowners are relatively ignorant of their particular policies, and they often find out the hard way that only a portion of their roofing or siding will be covered in the event of wind or hail damage, or other type of insurance-covered exterior damages. These matching riders are generally very inexpensive, and are often well worth it, especially for homeowners with known discontinued roofing shingles or siding. While many types of roofing and siding installed on homes throughout Maryland are still widely in production, there are still plenty of homes where this isn't the case. Homeowners with aluminum siding, especially non-white aluminum, have a good chance of not being able to match their current siding. 

This is a good time to call your insurance agent or call directly to your insurance provider and ask about a "roofing and siding matching" rider. You should know that, unfortunately, many agents aren't familiar with all that may be offered, and may not even know about such a rider, despite it being available to purchase. The agent may explain that damages to roofing and siding are indeed covered, but general coverage is not the same as a matching rider. If your roofing and/or siding is 20 years old or older, the roofing and siding matching rider is definitely something to consider.

If your current provider does not offer this type of matching add-on, you may want to switch to a provider that does. As stated, Erie, Travelers and All State all offer this type of matching rider. State Farm also tends to match when it comes to siding (though not roofing) if the current siding has been discontinued and there is no reasonable match. However, it is Erie that seems to have the best roofing and siding matching add-on. This is because if the current building material has been discontinued, they will cover the undamaged portions, regardless of whether or not a "similar match" is available. With other such riders, if a similar match is available, the provider will still only pay for the directly damaged slopes, sides or elevations of your roofing or siding. This often leads to contentious debates about what constitutes a "similar match," which of course will always come down to a subjective opinion.

Whether or not a roofing or siding product has been discontinued, however, is not subjective. Itel is a lab that practically all homeowners insurers use to provide the specifications of a given damaged roofing or siding building product, along with its availability and even where it (or the "similar match") can be purchased, if anywhere. But, again, with Erie's matching rider, as long as the product has been discontinued, the entirely of the roofing and/or siding would be covered, assuming the damage is generally covered under the policy. 

Hire an Experienced Exterior Replacement Contractor

Though most modern roofing and siding systems are rated for much higher winds, these ratings depend on proper installation in non-real-world conditions. Of course, we all hope not to have to deal with damage of any kind to our homes, but when it does happen, it's important that you act swiftly to get the repairs completed timely and properly to prevent further damage and to get your house back to its previous condition. 

It is recommended that you work with a knowledgeable exterior contractor from the beginning. This can and does make a tremendous difference in the claims process in ensuring that you get treated fairly and that you get what you are entitled to. And beyond the claims process, it is important that you get the repairs done properly, timely, and that your contractor is familiar with navigating the insurance invoicing and supplementation process.

2023: More Hail Reported in Maryland - This Time in Odenton, Anne Arundel County

I think it's safe to say that we've reached peak hail season in Maryland. It seems like almost every day brings a potential for thunderstorms throughout the mid-Atlantic region along with chances for high winds and hail. And for more than at least a couple of recent days, those potentials have turned into reality. Both June 26 and June 27, 2023 were days in which several hail storms were reported throughout the mid-Atlantic region. 

Since JP Construction recently completed several siding (and roofing) replacements in Anne Arundel County due to storm events from 2019 and 2021, this post mainly focuses on the storms that went thought Anne Arundel County.  

June 27, 2023 saw a total of four hail storm reports listed on NOAA from Anne Arundel County. Two were from Odenton, one from Londontowne, and one from Crofton. All were reported as 1-inch storms with the exception of the second-reported Odenton storm which was reported as 1.25 inches. Baltimore County also had 1-inch reports from Fullerton and Middle River, MD. For reference, an inch is roughly quarter-sized, while 1.25 inches is roughly the diameter of a golf ball.

While all reporting is preliminary, it gives important information as to where the swaths traveled and how extensive the damages were. Odenton does have an abundance of aluminum siding within its borders, so there was likely some damage done to some of the residential metal exterior claddings. Exterior trim capping along with gutters and downspouts can also easily get damaged from these types of hail storms. While aluminum is a great building product for certain applications, it is unfortunately highly susceptible to denting damage from projectiles like balls, rocks, birds, and, of course, hail.

If you live in Odenton or in the surrounding areas, and a hail storm recently went through your neighborhood, it is important that you act as soon as possible to protect your home. Hail damage lessens the value of a home, and is something that, if not taken care of now, can come back to haunt you later. Trying to sell your house with old, faded and damaged aluminum siding, especially after several of your neighbors have upgraded their siding, is something you can potentially avoid by addressing the issue now.

It is recommended that you get your house inspected by a professional after a severe hail storm. While these types of storms don't always affect modern residential roofing systems, it doesn't take much to severely damage aluminum siding. But hail damage to aluminum siding isn't something that a lot of people - even experienced exterior contractors - are experts in. Be sure to call a company with experience specifically with aluminum siding insurance claims to inspect your siding.

Large Hail Reported in St. Mary's County, MD on April 6, 2023


A total of 4 hail reports were documented on April 6, 2023 in Maryland. All of them were reported for St. Mary's County.

Keep in mind that these are only the storms that have been documented on NOAA, so there may have been several other storms that took place, but simply weren't documented. Additionally, NOAA only documents hail that was reported to be at least 1" in diameter. Therefore, there was likely smaller hail that occurred in the general vicinity of the larger storms. Hail slightly smaller than 1" can still cause damage to homes, especially to aluminum siding, which is highly susceptible to denting.

The first reports came from Charlotte Hall, MD, a storm documented to contain hail of 1.25" in diameter. For reference, this is about the size of a golf ball, capable of damaging exterior cladding (like aluminum siding) and different types of roofing.

The next report was for the same area, only about 1 mile north/northeast of the original storm report. This second report was documented as 1.75" hail. Obviously, this size hail is generally more capable of causing damage to buildings, homes, and cars than the storms with smaller hail, but density and other factors play a role as well. 

Not much longer after that, another 1.75" hail storm was reported in St. Mary's County, this time just outside Leonardtown, MD.

Lastly, a 1" hail storm was reported to have taken place about 3 miles south of Hollywood, MD.

If your home was hit by one of these storms, you should get your house inspected for hail damage. A qualified contractor can perform a thorough exterior inspection and give an honest assessment of your situation. If your roofing and/or siding has sustained damage, it's in your best interest to act as soon as possible to perform all necessary repairs. Large Hail Reported in Baltimore, Harford, Cecil Counties, Maryland on April 1, 2023


On April 1, 2023, a severe hailstorm swept through several towns, cities, and counties in Maryland, leaving a trail of destruction in its wake. The storm hit some areas harder than others, causing significant damage to properties, vehicles, and agricultural land. Here are some of the towns, cities, and counties that were affected the most:

  1. Baltimore County - The hailstorm caused damage to properties and vehicles, with likely damage to roofing and exterior metals. The storm was reported near the Long Green area of Baltimore County with hail in diameter of 1".

  2. Harford County - The hailstorm caused extensive damage properties and vehicles in Havre de Grace, MD, with hailstones reported to be as large as 1.5" Roof and aluminum siding damage likely.

  3. Cecil County - another 1.5" hail storm was reported in Rising Sun, MD. Hail of this size can damage different types of roofing, including asphalt shingles, cedar shingles, and metal roofing as well. It can also damage aluminum siding, and sometimes even vinyl siding, depending on the density of the stones and the driving winds, among other factors.

  4. St. Mary's County - According to NOAA, a 1" hailstorm was reported near the town of California, MD. Depending on certain factors, this size hail can damage exterior parts of residential structures, including some types of roofing and siding.

It's important to note that NOAA only publishes the reports of hail that are 1" in diameter or greater. Also, no reports are ever all-encompassing, complete, or completely accurate. It likely hailed in several other localities in Maryland, causing damage.

April 1st marked a busy day for mid-Atlantic weather in general, as the region saw not only hail, but strong wind reports and even a few tornados touched down. Hail, wind and tornado reports have been documented in Maryland, Delaware, Pennsylvania and New Jersey.

If you live in Maryland, you probably know the running joke about the weather: If you don't like it, just wait 5 minutes. The seasons come with all the extremes while severe temperature and precipitation fluctuations can seem like the daily norm.

And with those conditions, some of the residential roofs in Maryland may not be up for the challenge. Below, I will discuss some of the likely causes of roof failures, what can be done about them, and how much they might cost.

One piece of information you should know is what type of roofing shingle you currently have. There are 2 main types of asphalt shingles: composite (also known as 3-tab) and laminate (also known as architectural or dimensional). Examples are pictured below.


If you currently have a 3-tab shingle, the max warranty is likely 25 years. This doesn't mean that it won't last longer, but it does mean that, if it's older than 25 years, it's exceeded its lifespan. Most 3-tab shingles come with either a 15, 20 or 25 year warranty. It's also important to know that the warranty time-frame is for optimal conditions. So, a 20-year warranty doesn't mean the shingles will necessarily last for that long. Extreme weather conditions (like we get in Maryland) will likely shorten this span.

Most architectural shingles that get installed today are considered 50-year shingles. However, if your architectural shingle was installed prior to 2012, it likely was considered a 30-year roof. The same caveats about the warranties discussed about the 3-tab shingles apply to the architectural shingles.

Next, you should know the approximate age of your roof. If your roof is within 5 years of the warranty (i.e. your roof is 15 years old and has a 20-year warranty), and you are experiencing issues, like missing shingles and/or a leak, it may be time to replace your roof. Though you could probably temporarily fix the leak and patch the shingles, you'll likely have to replace the roof at some point, so it usually makes more financial sense to just go ahead and replace it. That obviously won't be the cheapest option, but it will save you money in the long run.

However, if your roof is not within 5 years of the warranty designation, it may make sense to repair the issue without having to replace the entire roof. Missing shingles can be replaced. However, as you may have noticed when one of your neighbors received a roofing patch job, the new shingles will never be a perfect match to the existing ones. So, be aware of that.

Most leaks are the result of some type of flashing issue. Flashing is metal that is bent and installed under and/or between the roofing shingles in places that the roofing surface comes into contact with another surface (like an exterior cladding such as siding) and where openings exists within the roof. Flashing should be installed around chimneys and skylights, for example. Other penetrations, like roof vents, have their own "built-in" flashing that gets installed along with the pipe or vent.

When flashing fails, water will find it its way into a house. There are a wide variety of reasons as to why the flashing may fail on a given roof. It may have been installed incorrectly, or it may have broken down over time. In fact, many of the older "built-in" pipe flashings were a rubber-type material that can become brittle and crack over time. Most newer versions are metal.

Sometimes, in a particularly wind-driven rain, water can basically flow "against the grain" and find its way into an opening. In other words, a leak can sometimes be an almost unpreventable one-time occurrence.

Water can also get into your house if your guttering system isn't functioning properly. If your gutters are clogged, the water can start backing up onto the roof, and eventually make its way inside. It's also important to make sure the shingles don't hang over the edge of the gutters so much that they inhibit the gutters from performing at their most efficient.

However, some shingles are installed with practically no over hang. This allows water to seep into a house much more easily, both along the eaves (where gutters are typically installed) and along the rakes (the peaks or "A" frames). Most shingles should be installed with an overhang of 3/4" to 1-1/4".

Along with the shingles that overhang the edges, there should be drip edge installed around the entire perimeter of the roof as well. Drip edge is actually another form of flashing and is installed on most roofs (pictured below). It's considered code as well. If you don't have this installed, it could be a leak waiting to happen, if it hasn't already.

Another important roofing accessory is ice/water shield. Ice/water shield is a rubberized membrane that gets installed along all the eaves, directly on the wood sheathing, at least 2 feet from the exterior wall. This membrane helps to prevent seepage during the melting and refreezing of water that can occur on a roof in the winter months. Ice/water shield is considered code, and if your roof does not have it installed and you have a leak that has occurred in the winter months in the area of your eaves, the ice/water shield (or lack thereof) may be the issue.

Another important thing to remember is that the water you see surface in your house does not necessarily reflect the location of where the water is initially entering. Water can travel along rafters and joists before actually fining its way into your living space. Sometimes it can be obvious where the water s coming from; other times, it can take some detective work.

If you're not sure where the water is coming from or what you should do, we recommend getting your roof inspected. A qualified roofing professional should be able to figure out what the problem is and give you options on how to solve it.

Most repairs cost between $500 and $2000. That's a wide range, but even for a small repair, the material and labor costs can add up quickly. Remember, some roofers might charge less than others, but may not actually fix the problem. Most repairs are not guaranteed, as there can be some guess-work involved, so you want to make sure you hire someone that knows what they're doing.

A full replacement cost can vary greatly. It mainly depends on the size of the roof, but other factors can come int play as well, like the steepness of the roof, or if there are any dormers or other specific challenges to the project. The average roof replacement project costs between $6000 and $15000.

It's also important that, when you are comparing prices, you are comparing "apples to apples." Some prices may not be all inclusive. For example, when we give a customer a price, we explain that the price does cover everything except for replacing the wood sheathing. Most times, the sheathing does not need to be replaced. However, if it does, we will not know the extent of the total sheathing situation until all of the shingles have been removed.

Still, the price we do give a customer does include all materials, labor, dump fees, clean-up, taxes, etc. If other prices do not include all of those items, you obviously want to be made aware of this fact prior to moving forward. Otherwise, you may think you're going with a less costly option, only to actually be spending more money by the time it's all said and done.

You should also be aware of certain promotions. People often get duped by companies advertising special pricing. However, these discounts often only apply to a fraction of the total cost (i.e. half of material cost) or for downgraded materials that come in limited colors or without a warranty.

In other words, roofing promotions can be deceiving. If you hear a company advertise that they are offering $3000 off a new roof, doesn't it make you wonder how they can afford to do this? They can't. They simply mark it up, then cut the price, making it look like a huge discount. Don't fall for this.
